How do I begin the application process?
We try to make it as easy as possible! To save time, you can download and print our Lease Application from several pages on our web site. If you prefer, you can request a packet of information be mailed to you and you can return the completed application(s) along with a personal check or money order for the non-refundable $50 application fee for the first applicant + $50 for each additional applicant. Each person age 18 and over who will occupy the apartment is required to complete a separate application in order to receive apartment keys. Once we receive the first completed application and fee you will be placed on our Priority List. Emailing or faxing is the fastest way to get this process started. Send us the completed pages along with credit card information and expiration date (Visa or MasterCard only) for the non-refundable $50 application fee. This will enable you to hold an apartment which is currently available if you are moving in the next 60 days or be placed on our Priority List if you are moving later in the year.

What is the Priority List?
Since Regents Park receives applications from both those that wish to move right away and those that are moving months down the road, we keep all pending applications in "date received" order so that applicants can select apartments at a future date in the same order in which they applied. It is helpful to include apartment size, floor plan preferences, and price range desired when applying so that we can target the type of apartment you are looking for at the time frame you need. Generally, applicants are notified 30 days prior to their scheduled move in date about which apartments are available.

What other documents will I need to submit other than my application?
The types of documentation required will vary. Your leasing agent will review your application and notify you about the proper documents to submit. The rental office can also provide forms for employment verification and residential history upon request to help make the process easier. If you have been living outside the US for the last 2 years, residential history is not required. An important note: All financial information must be formally stated in English and in U.S. dollars. Regents Park does not accept account statements in other languages or currencies.

When do I sign my lease and make the necessary payments?
As soon as your move in date becomes firm, please make an appointment with your leasing agent for a specific time and date to take care of the paperwork. This can occur on your date of move in or beforehand. Leases must be signed and payments made in full prior to receiving keys or allowing your movers to deliver to your apartment. Please allow at least 45 minutes to review and complete all documents, sign leases and make payments. If you anticipate arriving outside of business hours (Mon – Thurs 9 – 6; Fri 9 – 3; Sun 9 – 5; Closed Saturday) prior arrangements must be made with your leasing agent to receive your signed leases and payments in advance in order to gain access to your apartment.

What are the directions for traveling by car from downtown to Regents Park?
Take Lake Shore Drive south to the Hyde Park Boulevard exit. Exit at Hyde Park Boulevard and turn left at the second stop sign (East End Avenue). Regents Park is located 1/2 block south on East End Avenue at 50th Place. Also, remember that Lake Shore Drive is a boulevard and, therefore, ALL trucks and commercial vehicles are prohibited.

What are the directions to Regents Park for moving vans?
From the north, take the Dan Ryan expressway (I-90/94) to the 47th Street exit. Exit the expressway and head east past Lake Park Avenue (approximately 2 miles from expressway). Drive under the viaduct (clearance 13'3") to Cornell Avenue and turn right. Continue south on Cornell to East End Avenue. Regents Park is located at East End Avenue and 50th Place.

From the south, take the Dan Ryan Expressway to the 51st Street exit. Take the frontage road that runs along the expressway to 47th street and turn right. Continue with the above directions.

PLEASE NOTE: You must be in the "Local" lanes of the Dan Ryan to access both the 47th and 51st Street exits.

Is there a place to park my moving van while I unload my possessions?
The North Tower and South Tower loading docks can accommodate any standard size truck, but not tractor-trailers. Semis may double park on the street while loading and unloading. Please help to insure that your movers do not block the building driveways.

How do I reserve the service elevator? How do I get access to the service elevator when I arrive with my moving van?
Use of the service elevator can be reserved in a two hour time block by phoning the receptionist in the Office of Resident Relations. When you arrive with your movers, please inform the concierge that you are ready to use the elevator. They will contact a member of our Resident Services staff to open the loading dock and make it available for your move. Regents Park does not supply dollies or other moving equipment.

The freight elevator booking system is used as a guideline to limit the number of individuals using the elevator on any given day. Try as we might, it is not possible for us to control the exact arrival, departure and loading times of individual residents and movers. Please be aware that due to unforeseen circumstances, you may be asked to share the freight elevator with others who may be finishing late or arriving earlier than planned. Making every effort to arrive on time for your move will greatly assist us with optimum freight elevator operations.

What is the height of the service elevator? How many feet is it from the loading dock to the service elevator and from the service elevator to my apartment?
The service elevator is 12 feet high and 7 feet wide. The loading dock is approximately 50 feet from the elevator and, depending upon the location of your apartment, the service elevator should be no more than about 75 feet from your apartment. These measurements apply to both the North and South Towers.

What can I use to move groceries, luggage or boxes to my apartment?
The Concierge has shopping carts and luggage carts you can borrow for this purpose. Due to the limited number of carts available, please return them to the Concierge desk immediately after each use so others may have them at their disposal.

How do I set up my telephone and electric service?
If you would like a land telephone line, you should make these arrangements no more than thirty days before your move-in date through AT&T. Please contact your leasing agent regarding the available telephone and internet services and providers. Commonwealth Edison is the only provider of electricity.. Your Leasing agent will explain how to begin the billing for electricity in your name.

There are usually a minimum of two telephone jacks and electrical outlets in each room.

Do I need cable for basic channels? How do I receive additional channels?
MDU Communications provides cable TV service for Regents Park partnered with Direct TV. Call MDU for package information and installation at 1-866-286-9638. You will receive reception for major networks such as CBS, NBC, ABC, and PBS without signing up for a monthly cable package. MDU can also assist you with internet service.

Will Regents Park hold my mail prior to my move-in?
We are sorry -- we are unable to hold mail prior to residents' move-in dates. You should notify the postal service of the date you would like your mail forwarded from your previous address.

Do I have new carpet in my apartment?
Our carpets are carefully inspected before an apartment is made available for rental. The carpet must meet our standards or it will be replaced. Carpet that is in good condition is thoroughly, professionally cleaned before your move-in date.

When is my rent due? How and where should I pay?
Rent, garage, energy and storage payments are due on the first of each month. Personal checks, money orders or traveler's checks are acceptable forms of payment; we will not accept cash. After your first initial rent payment is made to your leasing agent, you may set up all future payments using one of the following options: Continue to pay by personal check or money order by submitting checks in person or by mail to our office, sign up for auto debit directly from a checking or savings account, or pay by credit card on-line through our resident portal (convenience fees apply). For proper posting, please make certain your apartment number is always included.

Can I pay rent and parking with one check?
Yes - rent, parking, energy (MDU) and storage can all be paid on one check by the first of each month. Electricity (ComEd) should be paid directly to Commonwealth Edison, not Regents Park.

Can I obtain an extra keyfob for my friend or guest?
To maintain our enviable system of access control, only residents listed on the lease are provided with individually encoded keyfobs. With parental consent, we will also issue keyfobs to children age twelve and over who live in Regents Park. Permission to Enter forms are available at the Concierge desk if you wish to allow guests who do not have keys into your apartment.

Where do I dispose of my trash?
Trash chutes are located west of the elevator bank on each floor in a room adjacent to the stairwell. Please use bags small enough to fit down the chute and make sure they are tied securely closed. You may break down larger cardboard boxes and leave them in the service elevator room for staff to remove.

Remember, not all trash is trash. Regents Park pioneered and has maintained the first successful recycling system developed exclusively for an existing high rise apartment community. As is true of all recycling programs, this system relies upon conscientious user participation. Please sort your glass, aluminum, plastic and newspapers and place them in the receptacles we have provided. If you live in the North Tower, recycling bins are located on the Lobby Level to the right when exiting the elevators. If you live in the South Tower, place materials to be recycled in bins located on the Lower Level to the left of the elevators. Is there space available if I want to have a party?
Top of the Park is located on the top floor of the north tower and is available for a modest nightly fee. This suite is available for gatherings of up to 65 people. In addition, the 37th floor penthouse level Summit Club is also available for events. Enjoy stunning views, regulation size pool table, flat screen TV, mahogany bar and more. Call the receptionist at the Office of Resident Relations for availability and details.

Are pets allowed?
Cats that are neutered /spayed are permitted with a $250.00 non-refundable fee. Dogs are permitted on the 3rd, 4th & 5th floors of the south tower only with a $250 non-refundable fee as well as $35/mo. pet rent. Breed restrictions apply. Please ask your Leasing agent for details on pet policies and procedures.

What is the tipping policy at Regents Park?
While superior quality housing is our product, providing the finest service possible is our mission. Each of us is pleased to be able to serve you, and our entire staff has agreed to refuse all gratuities. If a resident or guest insists upon tipping any individual, that tip is immediately added to the annual "Holiday Fund". This fund is distributed among each staff member employed at Regents Park except for the Managing Director. We invite all residents who desire to contribute to the "Holiday Fund" to do so in December. If you wish to otherwise commend a member of the staff, please drop a note to the Office of Resident Relations so that we may recognize that individual's exceptional effort.

How does Laundry work?
At move-in, you will be issued a complimentary reloadable laundry card at no charge. Laundry cards can be loaded with $5, $10 or $20 bills and used to operate all machines in both laundry rooms 24 hours a day, seven days a week. Complimentary cards must be turned in upon move-out. Replacement cards are $10 each.

Where do I pick up my mail?
The South Tower mailboxes are immediately behind the elevators. The North Tower mailboxes are in the front hallway of the North Tower. Slots are available in both mailbox areas for outgoing mail and misdirected mail.

How are my newspapers delivered?
Your daily/weekly newspapers are delivered to your doorstep. Remember, it is your responsibility to notify the carrier if you will be away on vacation.

Where are the nearest post office, grocery and mall?
The nearest post office is at 55th St. and Lake Park Avenue next to Treasure Island Grocery Store. The nearest grocery store is our own Market in the Park located on the Lower Level of the South Tower (turn right upon exiting the elevators). The closest neighborhood shopping area is the Hyde Park Shopping Center at 55th Street and Lake Park Avenue, while the nearest major shopping plazas are located in the South Loop off Roosevelt Rd. or the Magnificent Mile on North Michigan Avenue.

The Conference Center

Where is the Conference Center located?
The Conference Center is located on the lobby level of the South Tower and is open 24/7. Residents must use their keyfob to gain access to the Conference Center.

The Conference Center is open 24/7 and provides adult residents with use of complimentary computers, printers, wireless internet and meeting rooms. The "Xerox Work Centre" deluxe copier, printer and fax is available for minimal fees.

Contact the Concierge to schedule a time that is convenient for you. The meeting room is reserved in two-hour blocks of time.

Bergen Garden

Where can I go to escape the hustle and bustle of city life?
Bergen Garden is the perfect spot to relax and experience the sensory delight of a truly unique, internationally acclaimed urban garden. Treat yourself to a quiet pleasure in this special place. Stop, listen, look, stroll and enjoy. Bergen Garden is a designated Audubon bird sanctuary and passive use space. Please savor it, but do not disturb the flora or fauna. And, of course, Regents Park allows no sunbathing, sports, picnics, radios or loud behavior in Bergen Garden.

Can my baby-sitter bring my children to the pool?
If you are a member of the Club, your baby-sitter is welcome to accompany your children to the pool. Notify the Club ahead of time or have your baby-sitter bring your membership card. Your baby-sitter will be asked to pay a guest fee if he or she uses the pool or other facilities.

How much do the aerobics classes cost?
The cost for all aerobics classes is included in the cost of your membership. For your convenience, a schedule is posted at the reception desk. You do not need to register before class. We encourage you to take as many classes as you wish.

Do you have lockers with locks?
Lockers with locks are available to members at a fee of $75.00 per year. Full-length lockers are available for daily use at no charge, but, for security measures, we encourage members to bring their own lock.

How do I choose a personal trainer?
First, ask yourself these questions:
What are my training goals?
What type of workout am I looking for?
Would I prefer to work with a male or a female trainer?
You may also want to ask other Club members about their trainers. Talk to a few trainers and discuss their personal training style and the structure of their sessions. After examining your fitness goals and reviewing your needs with Club trainers and members, contact one of our club managers to help you make the selection that is right for you.

What type of parking is available at Regents Park?
Self-Parking is one of the many amenities offered to residents of Regents Park. There are three types of self-parking stalls available.

Unassigned Self-Park. Three levels of open parking spaces available at the rate of $160 per month per vehicle.
• Assigned Self-Park. A private space at the rate of $180 per month per vehicle.
• Assigned Double Self-Park. A private tandem two-car space at the rate of $130 per month per vehicle. * When available. This parking stall is two cars in length and requires driver to park one car in front of the other. A single vehicle may not be assigned to a double stall.

When is my garage payment due?
Garage payments are due on the first of each month.

What is the function of the garage keycard and the sticker?
Use the garage keycard to raise the gates as you enter and exit the garage. In order for your keycard to work properly, it must be used each time you enter and exit the garage. The security system will not allow the keycard to raise the same gate twice in succession.

The sticker registers your vehicle with Regents Park. Stickers are registered to one person and one vehicle. If at any time you bring in a different vehicle or would like to authorize someone else to drive your vehicle, please make arrangements to fill out the proper authorization forms with the Office of Resident Relations 315-N.

I need to bring a different vehicle into the garage than the one I registered. What do I need to do?
Register the new car with the Office of Resident Relations 315-N. If this vehicle is for temporary use, (a rental car, for example) we will issue a temporary sticker.

Is guest parking available?
Guests are welcome to park on an hourly ticket. If a guest plans to stay for an extended length of time, please notify the Office of Resident Services at 288-5050.

Bicycles

What is the procedure for obtaining a bicycle stall?
Bring your bicycles to area (A) in the garage. Our staff will register them and direct you to areas of the garage where you may lock them. We do not provide locks. There is no charge for bicycle storage.

The Valet (773-288-0087)

What is the Valet?
The Regents Park Valet is a full service valet featuring dry cleaning, laundry service and alterations. The Valet also accepts packages for dry cleaning customers. Other residents who receive frequent deliveries can utilize their package receiving service for a nominal yearly fee. The Valet is located directly to the left of the Concierge Desk on the Lobby Level.

How do I pick up a package?
A notice will be placed in your mailbox by the carrier when a package has arrived for you. Take this notice, along with a picture ID, to pick up your package.

The Valet is open Monday through Friday from 7:30 a.m. until 6:30 p.m. and Saturday from 8:00 a.m. until 6:00 p.m.

The Valet accepts:
• All UPS, Federal Express, Airborne and DHL packages.
• All U.S. parcel post packages.
• All U.S. mail and priority mail that is oversized and will not fit in resident mailboxes.

What items will not be accepted by the Valet?
Due to size, weight and storage constraints, the Valet is not able to accept: furniture, perishable items (such as food, meat or flowers), keys, payments by residents for cable television services, cable boxes or items sent to non-residents.
